The assumption that serviced offices are more expensive than an equivalent conventionally leased space comes up time after time in our initial discussions with prospective tenants looking for London office space.
But is it true?
We decided to test this assumption, and come up with the definitive answer as to its validity.
The biggest difficulty in answering this question is that it’s a bit like comparing eggs with carrots! Both used the same purpose, but but beyond that completely different.
However we persevered, and reached a totally unexpected conclusion!
Many small businesses opt for a serviced office because it offers flexibility. Whereas a conventional lease locks you in for a fixed period (e.g. 5 years), serviced offices allow you to move at short notice. Which is perfect for a start up looking to minimise risk, or with a business plan expecting rapid expansion.
The assumption is that you pay a premium for this flexibility – in the same way that you pay a lot more for a few nights in a hotel suite than you would to rent an apartment for an entire year.
