Knightsbridge: a commercial guide for businesses looking for office space in London
Michael Fraser:Most people refer to Knightsbridge. They think it’s much bigger than it is. It’s in fact quite a small area immediately to the west of the main business west end district, just beside High Park corner. Very quickly becomes Kensington, so it is a small area. It is however, very well known. Interestingly, it used to have a different name called Brompton years ago, but that doesn’t seem to be used as a name anymore. It’s largely smart housing, retail, Harrods, that sort of stuff, but there is an area beside High Park corner where a lot of new development took place. It now houses corporates, banking, other financial companies.
That’s about it for Knightsbridge. There’s a little bit on Brompton Road near Harrods, but not a great deal. Having said this, not much in the way of grade A office space in Knightsbridge. It is still a good bit cheaper than, say, Mayfair, but not by that much. What people seem to find attractive about an office in Knightsbridge is that the offices are basically on top of High Park Corner tube station with all the obvious benefits, and also, the housing that’s walkable from there. There are a lot of people working in the companies in offices in Knightsbridge who will actually be living not very far away at all. What’s the best big about Knightsbridge? Well, it’s got to be Harvey Nichols, as in Ab Fab or Absolutely Fabulous, whichever you know it as. It’s an incredible emporium, and it’s a major draw to the area.

Rental Guide for Office Space in Knightsbridge
NB. Leased office rents, rates and service charge are quoted per ft2 per year. The above rental estimates reflect good quality (but not prime) air conditioned offices. More expensive and cheaper accommodation will generally be available. Rent rates and service charge estimates are only intended as a guide. Office space is often available with costs outside these guidelines. Negotiated rent free incentives will often make the net effective rent, lower than the above estimates. Business rates payable will vary from year to year, changing each April, due to annual changes in the Uniform Business Rate. Higher rates are paid for brand new buildings. Rent quoted in the City of London financial district is assumed not to be in a tower, where rents can be significantly more expensive |
