St. James’s. It’s an exclusive enclave just south of Mayfair. Most people think it’s the same as Mayfair, but it’s not actually. It’s only about a quarter of the size. Quite small, really.

It’s steeped in history and in fact it used to be basically a residential area until World War Two, and after that there was a lot of commercial building took place, although there are still some houses and some lucky people still actually live in St. James’s.

It’s really considered one of the very best commercial addresses in London. There’s lots and lots of Grade A offices housing major corporates and so on. There’s quite a lot of medium quality offices which are of course less expensive, but most of the low cost options have now been eradicated.

The best bit of it? Well, I worked for St. James’s for 30 years. I never got bored at looking at the architecture, the Palace. The whole area is truly amazing and kept in a pretty immaculate state.

Point of interest? Probably the streets near St. James’s Palace where it’s reputed that entertainers for the court of St. James’s, it’s where they went after perhaps a long day at the court for relaxation and I’ll leave the rest to your imagination.

St James’s – located in London SW1Y – is an exclusive enclave in the heart of the West End, just south of Mayfair and only about a quarter of its size. St James’s offers a good selection of period and modern offices, in a setting steeped in history.

Once a residential location, developed for the aristocracy in the 17th Century, since the Second World War, it has become primarily a commercial area. A St. James’s premium office is now considered amongst the very best London addresses, with any St. James’s Square office space perceived as the pinnacle.

St. James’s offices are within walking distance of both Green Park and St James’s Park. Many landmark buildings, such as St James’s Palace, have been preserved and St James’s is generally perceived to be a very prestigious office location by a wide range of office users. Occupiers are attracted by famous clubs – dating from the 19th Century – on Pall Mall, St James’s St and St James’s Square (such as the RAC, The Carlton Club, Whites & The In and Out) and by restaurants, shops and night clubs around Jermyn St. St James’s is also home to the Institute of Directors and Christie’s – the famous auction house.

St James’s has excellent communications – Charing Cross and Victoria mainline stations are walkable from this area, together with underground stations including Piccadilly Circus and Green Park.
