Victoria Office Rental Guide
The above rental estimates reflect good quality (but not prime) air conditioned offices. More expensive and cheaper accommodation will generally be available.
Rent rates and service charge estimates are only intended as a guide. Office space is often available with costs outside these guidelines.
Negotiated rent free incentives will often make the net effective rent, lower than the above estimates.
Business rates payable will vary from year to year, changing each April, due to annual changes in the Uniform Business Rate. Higher rates are paid for brand new buildings.

Serviced offices provide an all-inclusive fully furnished solution with telecoms, internet and power and business rates all included in the monthly rent.

Victoria: a commercial guide for businesses looking for office space in London
Victoria is immediately South of St. James’s, and of course its main attraction is the Victoria Station itself. There are plenty of tubes, Victoria, St. James’s Park, but the big issue here is Victoria Station serving so much of the country to the South.
Despite having Victoria Station for years and years, the whole area was largely occupied by government departments and that sort of thing, largely because of its proximity to Parliament just up the road.
Now, it’s radically changed because there has been so much redevelopment and some magnificent Grade A office buildings with huge floor plates have been created. In fact, you end up with some of the corporates and the large companies who perhaps would’ve been in Mayfair or possibly St. James’s. They’ve moved into Victoria because the product that they need is there.
It does cost a little bit less than Mayfair, but frankly not that much now, as the area is getting stronger and stronger. As I say and stress, it’s because the product is there, and not for the first time, tenants are being able to move area in order to find the space that they actually need.

Next door to Westminster, Victoria has historically been home to major government departments.
More recently, major new developments in Victoria have provided corporate office space with large floor areas. The rise of serviced offices in Victoria mirrors the overall increase of flexible, serviced office space throughout London, as many businesses now need space quickly, efficiently and without a long term commitment.
Additionally, co-working or shared office space and virtual offices in Victoria are also increasingly popular options, particularly for start-up businesses.
