Victoria is immediately South of St. James’s, and of course its main attraction is the Victoria Station itself. There are plenty of tubes, Victoria, St. James’s Park, but the big issue here is Victoria Station serving so much of the country to the South.

Despite having Victoria Station for years and years, the whole area was largely occupied by government departments and that sort of thing, largely because of its proximity to Parliament just up the road.

Now, it’s radically changed because there has been so much redevelopment and some magnificent Grade A office buildings with huge floor plates have been created. In fact, you end up with some of the corporates and the large companies who perhaps would’ve been in Mayfair or possibly St. James’s. They’ve moved into Victoria because the product that they need is there.

It does cost a little bit less than Mayfair, but frankly not that much now, as the area is getting stronger and stronger. As I say and stress, it’s because the product is there, and not for the first time, tenants are being able to move area in order to find the space that they actually need.
