Shoreditch: a commercial guide for businesses looking for office space in London
Ian Kitchener:Shoreditch is the area around Old Street Roundabout and also going further East towards Shoreditch High Street. There’s some pretty good communications with underground stations at Moorgate, Old Street, and rail connections at Shoreditch High Street.
The area’s created a real buzz over the last few years, attracting slightly innovative tech and creative users, but not all of them are small start-ups. Some of them are huge companies like TransferWise, Bloomberg, McCann, and recently and quite interestingly the office providers, WeWork, have taken seven floors in the tower in Old Street to specifically provide more flexible, innovative offices to different types of office users.
People looking for offices in the area are generally looking for something a tiny bit more edgy, something a bit quirky, something slightly outside the box because even areas like Farringdon to these people has become slightly old hat. My favorite place in the area is probably the Well Hung Gallery in Hoxton Street, but there are lots of others.

Shoreditch Office Rental Guide
NB. Leased office rents, rates and service charge are quoted per ft2 per year. The above rental estimates reflect good quality (but not prime) air conditioned offices. More expensive and cheaper accommodation will generally be available. Rent rates and service charge estimates are only intended as a guide. Office space is often available with costs outside these guidelines. Negotiated rent free incentives will often make the net effective rent, lower than the above estimates. Business rates payable will vary from year to year, changing each April, due to annual changes in the Uniform Business Rate. Higher rates are paid for brand new buildings. Rent quoted in the City of London financial district is assumed not to be in a tower, where rents can be significantly more expensive |

About Shoreditch

Creative offices in Shoreditch – centred around Old Street Roundabout – are far more than a cheaper alternative to Soho & Clerkenwell. And they’re not even a cheaper alternative anymore.
Companies in Old Street and Shoreditch benefit from a creative hub which is continuing to attract large and small companies looking for a little bit more. A creative work environment, populated by like-minded people.
Sometimes self-deprecatingly nicknamed Silicon Roundabout, Old Street has created a bit of a buzz in recent years. Large numbers of innovative tech and creative startups have flocked to Shoreditch – initially because it was markedly cheaper than an office in Soho – traditionally the preferred home of creative industries – but also because Old Street is perceived as a bit edgy and architecturally unusual. Government investment sealed the area’s reputation as a technology hub.
Interesting and quirky office space can be found in Shoreditch. Old warehouse buildings converted into office space – for example Derwent London’s Tea Building– are large enough to accommodate an entire cluster of young tech, creative, media and fashion businesses.
New Shoreditch office developments have attracted big businesses such as Yammer, McCANN, digital, Bloomberg, TransferWise & OpenTable. And they are being joined by the energy of smaller companies and startups, sometimes in the same building.
To exploit growing demand for flexible, serviced offices in Shoreditch, coworking specialists WeWork have leased 7 floors at the Tower, by Old Street roundabout. This space has been repackaged and let to small and dynamic companies looking for serviced offices in Old Street – on far more flexible terms than they can get from traditional landlords. Most serviced office operators in Shoreditch also offer virtual offices – a virtual business address, without the physical space – as well as flexible meeting room hire.
Inhabitants of office space in Shoreditch benefit from good rail & tube communications (Old Street and Shoreditch High Street Station) and a huge variety of leisure facilities including lots of smaller independent restaurants and shops.
