Holborn: a commercial guide for businesses looking for office space in London
Ian Kitchener:Holborn is a large area between the city and the West End. It’s close to lots of communications but the main tube stations within Holborn would be Chancery Lane and Holborn tube station. It’s an area with huge history. It used to be the centre of the newspaper business, if you remember the newspaper barons like Robert Maxwell of Fleet Street. And it’s also home to the British Justice System with the Royal Courts of Justice, are still on Fleet Street.
Today the area appeals to just about everybody. It’s got very good communications and it’s got all types of offices from co-working spaces to serviced offices through to great big corporate offices that people take on long leases.
To the north of Holborn there are some amazing streets like Doughty Street and Great Jane Street which are actually some of the oldest Georgian facades in the whole of London. And my favourite spot within Holborn would probably be the tennis courts in Lincolnson Fields followed shortly after that by a craft beer in the Whippet.

Holborn Office Rental Guide
NB. Leased office rents, rates and service charge are quoted per ft2 per year. The above rental estimates reflect good quality (but not prime) air conditioned offices. More expensive and cheaper accommodation will generally be available. Rent rates and service charge estimates are only intended as a guide. Office space is often available with costs outside these guidelines. Negotiated rent free incentives will often make the net effective rent, lower than the above estimates. Business rates payable will vary from year to year, changing each April, due to annual changes in the Uniform Business Rate. Higher rates are paid for brand new buildings. Rent quoted in the City of London financial district is assumed not to be in a tower, where rents can be significantly more expensive |

About Holborn

Holborn is a large area North of the River Thames, conveniently situated between the West End & the City of London.
Some people blandly call it “Midtown”, but this belies its rich history as the erstwhile center of the of the Newspaper industry around Fleet St. It remains at the heart of the UK legal system, being home to the Old Bailey, the Royal Courts of Justice and the Inns of Court, which are populated by barristers’ chambers. Legal barristers that is, not the ones serving in Holborn’s eateries and coffee shops!
Recently a great deal of office space in Holborn has been redeveloped to appeal to a variety of tenants, perhaps finding the West End a little too costly. This approach has attracted both Saatchi & Saatchi, who have taken office space in Chancery Lane and Grey Advertising, now occupying the Johnson Building in Hatton Garden.
One of the most interesting developments right now involves converting the iconic Centre Point – originally built as office space in the 1960s – into luxury residential apartments on the western gateway to Holborn.
Holborn has some excellent hotels, including the Hoxton and Rosewood London. The Holborn Whippet in Sicilian Avenue serves local craft beer, and the area around Lamb’s Conduit Street – north of Theobalds Road – has great independent specialist shops. Great James Street & Doughty Street provide some of the finest and oldest Georgian Terraces in London. Lincoln’s Inn Fields, just west of Kingsway is one of London’s largest squares and – unknown to many – has tennis courts open to the public.
Offices to rent in Holborn are diverse, providing the full range of workspace: from conventionally-leased space in corporate buildings to private offices in small self contained Georgian terraces; creative spaces providing coworking offices for the right type of tenant, whilst businesses of all types increasingly opt for flexible, serviced offices in Holborn. Flexible meeting rooms and virtual offices are also becoming popular options – especially for start-ups.
The area has great communications provided by Holborn and Chancery Lane tube stations. National rail from Waterloo Station and King’s Cross Station is a short tube journey away. The Elizabeth Line (Crossrail) opening at nearby Tottenham Court at Road at the end of 2018 will be another positive game changer.
