Waterloo & London Bridge: a commercial guide for businesses looking for office space in London
Michael Fraser:Waterloo and London Bridge. We listed on the website with those two stations as the heading because, in our experience, that’s the request that people put in when they’re searching for space. But it’s also known as Southwark, and it’s just over the river and below Holburn and the City of London. So it’s very close to the river Thames. It’s particular attraction is, of course, in the name that we use, Waterloo Station and London Bridge Station with the commuting benefits that are obvious.
It’s basically an old area that had lots of mixed occupation, a lot of light industry, but now a lot of new businesses have moved there. The businesses that have gone there, there is little mixture from professional through to service industries and other general categories. It is much cheaper than the City, but it’s just over the water from the City, so it has very good access to all of the more central business districts. Recently there’s been a huge amount of redevelopment along the bit nearest the river, with the result that because the product is there and the proximity to the City, a lot of occupiers have moved there from other areas. And I can think of firms of solicitors who’ve moved there because the buildings are good, the rent is much lower, and the atmosphere is very nice for staff because as soon as office buildings are built, other support services appear, restaurants, cafes, that sort of thing. So it’s becoming increasingly popular with younger staff.
What’s interesting about the area? Well, the river, as you can see from either of the bridges. Or, in my view, much more interesting, the terrific river bus service, which runs between Putney, where I live, and Woolwich. What a great form of commuting.

About Waterloo & London Bridge
Office Space in Waterloo and London Bridge, collectively known as Southbank office space, is located in London SE1, immediately south of the Thames, between Westminster and Tower Bridge. The Southbank provides a full variety of office accommodation from very basic to top grade corporate space. The Shard – at 1,016ft (310m), the tallest building in Western Europe – located at London Bridge makes a stunning addition to the evolving London skyline. Home to the 5-star Shangri-La, the Shard provides a high-quality mix of hotel, residential, retail and office space in London Bridge.
