We are told by tenants that end of journey office facilities come second only to location on their office wish list.
It starts with the commute
Not everyone lives close to the office, but amongst those who do, a growing number want to walk, run or cycle to work. They see this as money-saving, good for the climate, and great for fitness and mental health.
But there’s an obvious problem: if for example you cycle in, you probably need a shower and a change of clothes when you arrive – especially during a hot summer!
Why landlords are investing in end of journey facilities
Market savvy landlords have recognised this trend and given the opportunity, are incorporating showers, lockers, and secure bike parking into their buildings – and this is paying handsome dividends in terms of “lettability”, tenant satisfaction and tenant retention.
Combining imagination with good design, landlords are potentially able to convert perhaps less valuable parts of their buildings (e.g. basements) to provide minimum required facilities, i.e. bike parking, lockers and showers.
Prime office landlords are pushing the envelope out further. To make their offering that bit more luxurious, they are providing laundered towels, hair dryers / straighteners and converting additional spaces for wellness activities.
Final thought
If you’re considering a move, or planning a fit-out, it’s worth considering how end of journey facilities can enhance your culture, help you hire and retain staff and also encourage your staff to pop into the office!
In many ways, it’s a small investment with a big impact.
