We were asked to find an office of 3-3500ft2 in one of the more vibrant parts of central London, close to a good station. A creative (rather than corporate) feel was required. Stobbs were pretty flexible on location, so we fully explored a number of areas including Covent Garden, Holborn, Farringdon, Southbank and of course King’s Cross.
We are used to a shortage of the right quality space, but this time there was lots to inspect, partly as a result of looking simultaneously in a number of areas. So the challenge was to achieve perfection. To find the right kind of edgy (yet efficient ) office in a great location on favourable commercial terms from a tenant’s point of view.
We found a really attractive self-contained building hidden away behind King’s Cross Rd in the heart of King’s Cross. This was a result in terms of location, providing great connectivity by rail to Stobbs’ main HQ in Cambridge via King’s Cross. We were able to negotiate great commercial terms and our clients also managed to change the name of the building to “Stobbs House”!
