Additional floor acquired at 137 Euston Rd for global management consultancy, Argon & Co
The Background
Back in 2017 we acquired the 1st floor of 137 Euston Rd for Argon & Co. This year our client needed additional space and fortuitously the 2nd floor of the building became available.
The Brief
We were asked to analyse the immediate surrounding area in order to advise on office availability and market conditions. We were then asked to help negotiate commercial terms for the landlord to refurbish the 2nd floor and to grant a new lease. As part of the deal we renegotiated the timeline on the existing 1st floor space to ensure both future leases expire simultaneously.
The Challenge
Every transaction has its challenges and this one was no exception. Just as solicitors were instructed to close the deal in March, Covid became rampant and we went into lockdown!
The Outcome
After an inevitable short delay, the lease was signed and Argon & Co now have a nicely refurbished additional floor, with the benefit of their own 50 seater presentation area.
