The Background

Veon provides essential communications and digital services, with 212.2 million customers across 10 global markets, as of the end of 2019, and sits among the world’s biggest mobile operators.

The Brief

Due to continued growth of their global business, Veon approached us with a brief of finding them a London office to rent in addition to the one they currently occupy in Knightsbridge. The brief was to find a space to accommodate 15-20 desks, with 3 meeting rooms and a larger boardroom, all with audio-visual equipment. Their desired location was to be in the heart of Mayfair, ideally in a building of Grade A specification with high quality office furnishings and ample natural light. They were ideally looking for a self-contained floor rather than a space on a larger floor plate shared with other businesses.

The Challenge

The main challenge for us was to find a space that matched their requirement for a self-contained floor. The vast majority of Mayfair’s flexible workspace market tends to be made up of business centre style properties where there are multi-tenanted floors or to a lesser extent, smaller period style property that has smaller units, which would be unlikely to be suitable for Veon’s requirement. As such, we undertook the search to include options for both serviced offices in Mayfair, showcasing offices on multi-tenanted floors, and managed offices, which caters towards larger requirements for a self-contained floor that can be fitted bespoke to the client’s needs.

The Outcome

Following review of our initial shortlist, which was provided to them within 2 hours of our initial discussions, Veon decided to arrange viewings to see a mix of properties, from traditional style multi-tenanted business centres to managed solutions that offered a self-contained floor. We viewed 6 properties in total, before they narrowed it down to a final shortlist of 2, both of which were self-contained floors, a very rare occurrence within the Mayfair market.

Following internal discussions, a decision was made to proceed with a stunning, self-contained floor – which was originally planned by the provider to take 44 desks – within 13 Hanover Square. The space boasts exceptional views across London, a fit-out that was already in situ, which included a dedicated kitchen, 3 meeting rooms, a larger boardroom and open plan space for 15-20 desks, thus meeting all of their requirements in a Grade A property in the heart of Mayfair. It came with the added bonus of not having an expensive and time-consuming fit-out to undertake.

It was a pleasure to work with Veon and we are delighted to have found their new London office both on time and within budget.
