Using A London Agent
Their great strength from the standpoint of another professional is their diligence in getting the detail right - not something that I always come across in their competitors. They follow through on the process and I know when they are involved that the client will have all the back up needed.Colin Cannings, Senior Partner, Cannings Connolly - Solicitors Read more testimonials
Can I Acquire Offices On My Own?
- Yes you can – some people do.
- But it’s not as easy as you may think
- Most companies do get advice
- Trying to find offices on your own can take an inordinate amount of time – much longer than you may think.
- Even then its virtually impossible to get details of everything that is currently available; to do this means you need to ring 500 or more firms in Central London.
- When you do identify the offices you want, how much are they worth?...and what are the other lease terms you need to negotiate? What can you get away with given current market conditions?
- It’s a massive and complex subject…but FindaLondonOffice can help!
Should I Use FindaLondonOffice?
- There is plenty of useful information on this site.
- FindaLondonOffice can take the whole job away, and do it for you.
- The first thing we do is listen carefully to what it is you want – and also what you don’t want.
- We can then use our database to check what’s out there and to check current availability.
- FindaLondonOffice can also use its market position to source more options which have not yet come on to the market.
- We can compile a list of just about everything that’s available.
- Then, based on what we’ve learnt from you, we can filter out the poor options – this can save so much of your time by not inspecting unsuitable office space.
- We arrange for you to see potentially suitable offices, at a time to suit you, and we come with you. Inspection checklist
- We discuss and debate the various merits or otherwise, and try to help you compile a short list. Then we try to help you hone it down to the preferred option, and hopefully to identify your back up choice.
- Then we start the negotiation, and there are lots of different subjects apart from rent. Ground to be covered includes:
- Letting incentives
- Service charge
- Dilapidations
- Reletting and disposal basis
- Covenant and / or rent deposit
- Floor areas; we check these
- Solicitors; we can help here too
