Location Location Location… isn’t Everything When Dealing With London Office Space
Keeping an open mind when searching for a London office space can pay dividends. The cost per square foot varies tremendously, but rather than explain the intricacies, this story should clarify:
Afex are a vibrant and growing company that were based in St James’s, London. They are a leading specialist in foreign currency exchange. Their success brought forward a need for expansion. They needed to triple the size of their office space but wished to stay in St. James’s.
Afex decided to consult with FindaLondonOffice and we promptly identified several options with this location in mind. We inspected 10 office spaces with Afex but only a handful were even potentially suitable.
We sought to learn more about their operational requirements as well as physical ones. Our feeling was that the most suitable building for our client was actually near Victoria Station and not in St. James’s. Upon inspection, Afex agreed and a deal was negotiated that ended up being significantly cheaper than St. James’s.
Afex were very pleased that we managed to use both our property and market knowledge to find them a more suitable building at a lower cost than anticipated, despite it being outside their original specifications. Using one’s initiative can make all the difference when dealing with commercial property, and in a field where the costs involved are both substantial and long term, one cannot afford not to.
We provided peripheral advice regarding leases, fitouts and other aspects of the office market, that Afex felt was very valuable. We were pleased to hear that they would use us again.
